1 About these terms

These Terms of Use ("Terms") govern your access to and use of the PlotRadar website at plotradar.co.uk and the PlotRadar subscription service (together, the "Service"), operated by PlotRadar Ltd, a company registered in England and Wales ("PlotRadar", "we", "us" or "our").

These Terms should be read alongside our Privacy Policy and Cookie Policy, which are incorporated by reference.

2 The service

PlotRadar is a subscription intelligence platform that monitors publicly available data sources — including planning portals, HM Land Registry and related datasets — to identify and score potential property development opportunities in Birmingham and surrounding areas.

The Service delivers:

• Instant Opportunity Alerts — real-time email notifications when qualifying development opportunities are detected, based on your preferences
• Weekly Radar Roundup — a weekly summary email covering top opportunities, planning signals and market intelligence for your coverage area
• Subscriber Dashboard — a web-based interface to view, filter and manage opportunities (available to active subscribers)

3 Eligibility

To use the Service, you must:

• Be at least 18 years old
• Be based in the United Kingdom or using the Service for UK-based property development activities
• Provide accurate and complete registration information
• Not be prohibited from receiving the Service under applicable law

By using the Service, you represent and warrant that you meet these requirements.

4 Subscriptions and billing

Subscription plans

Access to the full PlotRadar Service requires a paid subscription at the then-current price displayed on our Pricing page. Prices are quoted in pounds sterling and exclusive of VAT where applicable.

Billing

Subscriptions are billed monthly in advance. Payment is processed securely by our third-party payment provider. We do not store your payment card details.

Early bird offer

Where an early bird discount has been offered and accepted, the discounted rate applies to your first month's subscription only. Your subscription will automatically renew at the standard monthly rate unless cancelled before your next billing date.

Cancellation

You may cancel your subscription at any time by contacting us at support@plotradar.co.uk or via your account settings. Cancellation takes effect at the end of your current billing period. No refunds are provided for any unused portion of a billing period.

Price changes

We reserve the right to change our subscription prices. We will give you at least 30 days' notice of any price increase by email. Continued use of the Service after the effective date of a price change constitutes your acceptance of the new price.

Failed payments

If a payment fails, we may suspend your access to the Service until payment is successfully processed. We will notify you by email if a payment fails.

5 Waitlist

By joining the PlotRadar waitlist, you are expressing interest in subscribing when the Service launches. Joining the waitlist does not constitute a binding commitment to subscribe and does not require payment.

Waitlist members who have been offered an early bird discount will have that discount applied to their first month's subscription if they activate a paid subscription within the specified period. We reserve the right to withdraw or modify the early bird offer at any time prior to launch.

We will contact you by email with information about the launch and how to activate your subscription. You may unsubscribe from waitlist communications at any time using the unsubscribe link in any email we send you.

6 Acceptable use

You agree to use the Service only for lawful purposes and in accordance with these Terms. You must not:

• Use the Service for any purpose that is unlawful, fraudulent or harmful
• Share, resell or redistribute Service content or alerts to third parties without our written consent
• Scrape, copy or systematically download data from the Service or our website
• Attempt to gain unauthorised access to any part of the Service or its underlying systems
• Use the Service to harass, intimidate or contact landowners or third parties in an unlawful or inappropriate manner
• Misrepresent the source or nature of information obtained through the Service
• Attempt to reverse engineer, decompile or extract the algorithms or scoring methodology used by the Service

We reserve the right to suspend or terminate your account if we reasonably believe you are in breach of this section.

7 Intellectual property

All content, design, code, scoring methodology, brand elements and materials on the PlotRadar website and Service are the intellectual property of PlotRadar Ltd or our licensors, protected by copyright and other applicable laws.

We grant you a limited, non-exclusive, non-transferable licence to access and use the Service for your own personal property development activities during the term of your subscription. This licence does not permit you to reproduce, distribute, modify or create derivative works from any part of the Service.

Data from publicly available sources (such as planning portals and Land Registry) remains subject to the terms of those original sources. PlotRadar's curation, scoring and presentation of that data is our own intellectual property.

8 Disclaimers

Specifically:

• Opportunity scores are algorithmic estimates and do not constitute professional advice
• The presence of a planning signal does not guarantee that a site will be available for purchase or that planning permission will be granted
• We do not verify the accuracy of underlying data from third-party sources such as Birmingham City Council or HM Land Registry
• Past performance of the scoring system is not indicative of future results
• We make no representation that the Service will be uninterrupted, error-free or secure

You acknowledge that property development involves significant financial risk and that you are solely responsible for your own investment and development decisions.

9 Limitation of liability

To the fullest extent permitted by applicable law, PlotRadar Ltd shall not be liable for any indirect, incidental, special, consequential or punitive damages arising from or relating to your use of the Service, including but not limited to loss of profits, loss of data, or financial losses arising from reliance on information provided by the Service.

Our total aggregate liability to you for any claims arising under or in connection with these Terms shall not exceed the total subscription fees paid by you in the 12 months preceding the claim.

Nothing in these Terms limits or excludes our liability for death or personal injury caused by our negligence, fraud or any other liability that cannot be excluded by law.

10 Termination

You may terminate your use of the Service at any time by cancelling your subscription and ceasing to use the website.

We may suspend or terminate your access to the Service immediately, with or without notice, if:

• You breach any provision of these Terms
• We are required to do so by law
• We reasonably believe your use of the Service is causing harm to us, other users or third parties
• We decide to discontinue the Service (in which case we will give you reasonable notice)

On termination, your right to access the Service ceases immediately. Sections 7, 8, 9 and 11 survive termination.

11 Governing law

These Terms are governed by and construed in accordance with the laws of England and Wales. Any disputes arising under or in connection with these Terms shall be subject to the exclusive jurisdiction of the courts of England and Wales.

If you are a consumer, you may also have rights under the law of your country of residence that cannot be excluded by this clause.

12 Changes to these terms

We reserve the right to update these Terms at any time. We will notify active subscribers and waitlist members of material changes by email at least 14 days before they take effect. The updated Terms will be posted on this page with a revised "Last updated" date.

Your continued use of the Service after the effective date of any changes constitutes your acceptance of the revised Terms.
